Terms of Service

ParkByHand is operated by CLEARDEAL LLC. These terms are the agreement between CLEARDEAL LLC and the campground or RV park ("the park") that uses ParkByHand. Last updated October 2026.

What ParkByHand is

ParkByHand is reservation and park-operations software: a reservation grid and availability calendar, a guest booking page, payment handling through the park's own Stripe account, seasonal and monthly billing, meter-reading tools, folios, reports, and data export. ParkByHand is a tool the park operates; the park's business — its rates, policies, taxes and guest relationships — remains the park's.

Plans and pricing

• Season Pass: $299 flat per season for one park of up to 40 sites, covering the park's operating season.
• Year-Round: $49 flat per month for one park of up to 40 sites that operates year-round.
• No per-booking fees and no percentage of the park's revenue are charged by ParkByHand under either plan.
• One account serves one park at one location. Multi-park operation is not offered.

Payments between the park and its guests

Guest card payments are processed by Stripe directly into the park's own Stripe account, under an arrangement between the park and Stripe. CLEARDEAL LLC is not a party to those transactions, never holds guest funds, and is not responsible for Stripe's processing fees, holds, or account decisions. Deposits, balances and policy-based refunds are the park's transactions, executed through the tools ParkByHand provides.

The park's responsibilities

• Entering and maintaining accurate sites, rates, rate periods, tax rates and cancellation tiers — reports and guest charges are computed from the park's entries.
• Its own cancellation policy wording to guests, and honoring the policies it configures.
• Collecting and remitting its own taxes; ParkByHand computes from the rates the park enters and does not file taxes for the park.
• Keeping account credentials secure and using guest data lawfully.

Availability and support

We work to keep the service available throughout each park's season and provide automated daily backups and a daily morning arrivals email so a service interruption does not stop the park's operations. Support is provided by email with same-day human responses during a park's operating season, as described on the support page. No software is warranted to be uninterrupted or error-free.

Data and export

The park's data — its sites, guests, reservations and transactions — belongs to the park. The park may export it to CSV at any time from inside the product. Handling of personal data is described in the privacy page.

Acceptable use

The service may not be used to process payments for unlawful activity, to store card numbers (cards are handled only by Stripe's hosted surfaces), or to resell the service to other parks.

Liability

To the extent permitted by law, CLEARDEAL LLC's liability arising from the service is limited to the amounts the park paid for the service in the twelve months before the claim. The park is responsible for its own guest relationships, pricing decisions and regulatory compliance.

Changes

We may update these terms; material changes will be announced to account holders by email before they take effect for a coming season.
