The meter problem with the big systems

Most campground software bills you like a utility meter. A monthly floor that keeps running all winter while your park is closed and earning nothing. A fee on every booking, so your best month costs you the most. A percentage here, a "guest fee" there — your guests pay it, and they blame your park for it.

For a 30-site seasonal park, owners report paying the big cloud systems somewhere between $1,200 and $3,500 a year, every year, closed months included. ParkByHand is $299 for the whole season — the months you're open — and $0 for every booking you take.

Everything a small park actually runs on

Your own booking page

Guests check availability and book on a page with your park's name on it — not a marketplace, not a listing next to your competitors. Deposits go straight to your own Stripe account.

One grid, one truth

The reservation grid and the booking page read the same calendar, so a site can never be sold twice. What you see at the desk is what your guests see online.

Seasonal billing that runs itself

Monthly and seasonal guests are charged automatically on your bill day, first and last months prorated. A failed card retries and raises an alert — it never fails silently.

Meter readings on one screen

Every metered site on a single page. Type the new readings, save once, and the electric charges land on each guest's folio at your rate per kWh.

Your cancellation policy, enforced

You set the tiers — so many days out, this much back, minus your flat fee. The system does the math the same way every time, for every guest.

Reports you can hand to your accountant

Occupancy, revenue, arrivals and departures, and tax collected — with the tax rates you entered. Export your guests, reservations and payments to CSV any time. Your data is yours.

If the system ever goes down, your day doesn't.

Every morning, ParkByHand emails you a print-ready arrivals and departures sheet for the day — who is coming, who is leaving, which site, what they still owe. If the internet drops, the software hiccups, or a storm takes the office offline, you work the day from that email, the way parks always have: from a sheet of paper that cannot crash.

Coming from Campground Master or Campspot?

Campground Master's own exports are CSV files, and ParkByHand has an importer built for them: your sites, your guest list, and your future reservations come across, and anything that can't come across is listed for you by name — never silently dropped. Coming from Campspot is a partial move, and we say so plainly on the switching page, including what cannot move.

Questions park owners ask us

Is there a free version?

No, and here is the honest reason: the "free" systems are not free — they charge your guests a booking fee, take a percentage, or bill you a monthly floor all year. We would rather charge one plain price you can read before you sign up: $299 for the season, everything included. If a free-to-you tool works for your park, keep it. If the meters are adding up, do the math on the pricing page.

We close for the winter. What do we pay then?

Nothing. The season pass covers the months you operate. Parks that stay open all year use the year-round plan at $49/month flat — still no per-booking fees and no percentage.

Where does the money from guest cards go?

Straight to you. Guests pay through your own Stripe account (Stripe calls this a direct charge); ParkByHand never holds your money, and card numbers never touch our servers. Deposits, balances and policy refunds all run on your account, under your name.

We have more than 40 sites. Can we use it?

ParkByHand is built and priced for parks up to 40 sites, and it is honest about that limit. If you run a larger or multi-location operation, one of the big systems is genuinely a better fit — we'd rather tell you that than sell you the wrong tool.

What do we need to get started?

A list of your sites and rates, a free Stripe account for card payments, and an afternoon in the off-season. The switching page walks through it. Parks do their switching between October and April, and so do we — that's when we onboard.
